We create real estate partnerships with people who want to increase investment income or grow their retirment portfolio through predictable income streams.  Our investments range from lending to developers on short term notes, single family homes in stable neighborhoods, and multi unit buildings.  All of our investments are focused on income while maintaining capital integrity.  Our goal is to return investor money and start distributions as quickly as possilble.

4 Pillars of RE

 

Real estate is the best business in the world.  If purchased correctly it has instant equity, it cash flows, and we can leverage it to get our investments out while mainting profits.  This is the core of our philosophy.

 

Sucessful real esate deals adhere to 4 pillars...

1. Cash Flow - Every deal must return profit regulary.  A property that doesn't cash flow is a liability. 

2. Mortgage Buy Down - if purchased and managed properly a good real esate investment will have value greater than the initial investment.  An investor shoud have enough equity in a property to mortgage the return of their money and let tenants pay for the building.

3. Preferential tax treatment - an investment should never be made for tax reasons.  However, income from real estate is currently taxed at the lowest tax rate.

4. Appreciation - real estate investing is about steady returns over time.  Speculation is about capital appreciation.  WE DO NOT SPECULATE.  Appreciation is the icing on our real estate cakes.

How You Get Paid

The goal in any of our investments is velocity of money.  By adding net operating income to a project through proven management practices, updates to existing infrastructure, increased revenue additions, and other tactics we stabilize a building and increase it's value.  At this point, permanant financing can be put in place.  The financing repays an investor's original capital (sometimes with a premium) and distributions are made monthly until the building no longer meets portfolio requirments.

 

We make sure you get your money back as quickly as possible and then continue to enjoy an income stream.
